Of Special Interest

Listing Inventories Continue to Decline as Sales Continue to Increase in the Area.
Emerald Isle listing inventory is down 5%
“APSI” listing inventory is down 19%
And on the
Coastal Mainland , the listing inventory is down 13%


EMERALD ISLE
Emerald Isle started the year strong, and remains on par with last years’ sales, with 20 properties sold year to date compared with 19 last year. Inventory of properties available decreased slightly. Lower end properties continue to be the bulk of what is selling (Under $400k). 46% of the listings fall in this price range, while 75% of the sales to date fall here. Lot sales show a marked increase, with 5 lots sold to date compared with 1 last year.

“APSI”
“APSI” (Atlantic Beach, Pine Knoll Shores, Indian Beach and Salter Path) A marked increase over last year, with 25 properties sold year to date, compared to 18 last year. Similar to Emerald Isle, the under $400k properties dominated the sales (76%). Available inventory is down dramatically, from 488 properties available to 395. Lot sales are also stronger, with 6 selling compared to 3 last year.

Overall Island
With Spring just around the corner, and our temperatures starting to move into the 60’s and higher (yay!) .. we see increased interest in what the island has to offer for sale.

We continue to see signs of a better market, with inventories lower than last year, and sales on par or higher. Interest rates continue to cooperate and prices are low. A great time to see what your money can buy at the Crystal Coast!

WHY Pay More?

Coastal Mainland

More good news on the coastal mainland, with 17 homes selling compared to 13 sold last year at this time. There are fewer homes pended than last year, however, which could even out the sales for the end of the quarter.


Properties for sale are down, from 250 offered last year at this time, to 217. The decrease all falling in the properties priced under $250k.

 

Cannonsgate lots owned by the banks continue to monopolize the lots being sold, and continue to provide fantastic deals for anyone wanting a Crystal Coast mainland location with amenities. Call for more info!
